🏘️GTA Housing🏚️ Market Update: Signs of Strength as We Head Into Summer☀️☀️☀️

With the excitement of the World Cup capturing attention around the globe, there are also some encouraging developments happening closer to home in the Greater Toronto Area housing market.

After a slower start to the year, the GTA real estate market showed renewed momentum in June. Home sales increased by 9.4% compared to June 2025, while the number of new listings declined by 12.9%. With fewer homes coming to market and more buyers becoming active, market conditions are becoming more balanced, creating increased competition for well-priced properties.

Year-to-date, home sales have slightly outpaced the first half of 2025, while available inventory remains significantly lower. This reduction in supply is helping to absorb existing listings and may contribute to firmer home prices as we move through the second half of 2026.

The average GTA home sold for $1,058,658 in June. While this remains 3.9% lower than a year ago, the rate of price decline continues to slow. Month-over-month, average prices posted modest gains, another positive indicator that the market may be stabilizing.

According to Jason Mercer, Chief Information Officer at TRREB, buyer activity is expected to strengthen throughout the remainder of 2026 as confidence returns and pent-up demand is released. If this trend continues, home prices could level off and potentially begin to rise again before the end of the year.

Affordability remains a key concern across the GTA. Industry leaders continue to advocate for reductions in development charges, which can account for as much as 20% of the cost of a new home. Lowering these costs could help improve affordability for future homebuyers.
