Mississauga Housing Market Update: Inventory Tightens as Sales Ease in July 2026

The Mississauga housing market entered July 2026 with fewer sales and fewer active listings compared with the same period last year. Prices also remained lower, while homes were taking longer to sell on a year-to-date basis.

A total of 500 homes were sold, down 8.1% from 544 sales during the comparable 2025 period. Active listings declined to 2,518, representing a 9.2% year-over-year decrease.

What this means: Both demand and available supply were lower than a year ago. With 5.04 months of inventory, buyers still had meaningful choice, but declining active listings are important to watch if demand improves later in the year.

The average Mississauga selling price was $899,002, down 9.6% compared with $994,397 during the same period in 2025.

Year to date, the average sale price stood at $964,015, representing a 5.7% decline. Year-to-date sales reached 3,234, approximately 1.3% higher than the comparable period.

Homes spent an average of 33 days on the market year to date, which was 13.8% longer than the comparable period. This suggests buyers continued to have time to evaluate options rather than facing uniformly fast sales.

The average condo sale price was $511,649, down 6.4% from $546,504 in 2025.

Condo sales declined to 124, approximately 19.0% lower than the 153 sales recorded a year earlier.
